Advertise Only - £95.00 including VAT

Includes;

Tenant Find - £200.00 including VAT

Includes;

• Advertise single property on leading property portals
• Conduct viewings with any suitable leads
• Perform reference and credit checks
• Prepare all relevant legal documentation
• Secure the deposit with DPS
• Collect and remit the first months’ rent 

Rent Collection – 5% of the collected rent including VAT

Includes;

• Provide tenant with method of payment
• Collect and remit all rent received
• Agree collection of any shortfall and payment
• Make any HMRC deduction and provide tenant with NRL8 (if relevant)

Fully Managed – 7.5% of the collected rent including VAT

Includes;

• Provide tenant with method of payment
• Collect and remit all rent received
• Agree collection of any shortfall and payment
• Advise all relevant utility providers of changes
• Undertake quarterly inspections and notify landlord of the outcome
• Arrange routine repairs (up to an agreed value)
• Co-ordinate any repairs (over agreed value) following provision of two quotations for the works and landlord authorisation
• Hold keys throughout the tenancy term
• Make any HMRC deduction and provide tenant with NRL8 (if relevant)

Additional Non-Optional Fees (irrespective of level of service)

Set-Up Fee – £100.00 inclusive of VAT

Includes;

• Agree the market rent and find a tenant in accordance with the landlord guidelines
• Advise on any refurbishments required
• Provide guidance on statutory provisions and letting consents
• Provide in house Property Photography Academy accredited photographer
• Market the property by advertising on relevant portals
• Erect board outside the property in accordance with Town and Country Planning Act 1990

 

Inventory Fee (landlord share) - £60.00 inclusive of VAT (1 / 2 bedroom) £90.00 inclusive of VAT (3 bedrooms +)

Includes;

• Full photographic record and documentation of all inventory
• Full photographic condition survey off each room

Deposit Registration Fee - £25.00 inclusive of VAT

Includes;

• Register landlord and tenant details and protect security deposit with a Government authorised Deposit Scheme
• Provide the tenant(s) with a Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional Property Visits - £60.00 per visit inclusive of VAT

Includes;

To attend for specific requests such as (non-exhaustive);

• Neighbour disputes
• More visits are required to monitor the tenancy
• Additional maintenance linked visits

Submission of non-resident landlord receipts to HMRC - £45.00 inclusive of VAT quarterly

Includes;

• To remit and balance the financial returns to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC

Arrangement Fee For Works Up To Agreed Value – £30.00 inclusive of VAT

Includes;

• Notify landlord of minor remedial works required to the property
• Arranging access and assessing costs with contractor
• Providing quotations to the landlord and taking instructions to proceed with preferred contractor
• Ensuring works have been carried out in accordance with the agreed specification
• Retaining any warranties or guarantee as a result of the works

Arrangement Fee For Works Over Agreed Value – £60.00 inclusive of VAT

Includes;

• Notify landlord of remedial works required to the property
• Arranging access and assessing costs with two contractors
• Providing quotations to the landlord and taking instructions to proceed with preferred contractor
• Ensuring works have been carried out in accordance with the agreed specification
• Retaining any warranties or guarantee as a result of the works

Arrangement Fee For Refurbishment Works Over £700.00 – £100.00 inclusive of VAT

Includes;

• Meet with landlord and agree scope of refurbishment prior to marketing the property
• Arranging access and assessing costs with two contractors
• Providing quotations to the landlord and taking instructions to proceed with preferred contractor
• Ensuring works have been carried out in accordance with the agreed specification
• Retaining any warranties or guarantee as a result of the works

Rent Review Fee - £50.00 inclusive of VAT

Includes;

• Review rent in accordance with current prevailing market conditions and advise the landlord
• Negotiate with the tenant
• Direct tenant to make payment change as appropriate
• Update the tenancy agreement
• Serve Section 13 Notice if tenancy is on a rolling monthly basis

Renewal Fee (landlord share) - £25.00 inclusive of VAT

Includes;

• Contract negotiations
• Amending and updating terms
• Arranging a further tenancy and agreement

Check Out Fee (landlord share) - £50.00 inclusive of VAT

Includes;

• Agree with tenant check out date and time for appointment
• Instruct inventory provider to attend and update schedule of condition / inventory
• Negotiate with landlord and tenant any disbursement of the security deposit
• Return deposit as agreed with landlord and tenant to relevant parties
• Remit any disputed amount to Scheme for final adjudication
• Unprotect security deposit

Court Attendance - £35.00 per hour inclusive of VAT

Fees applying to all new tenancies from 1st June 2019

We may charge a tenant any or all of the following when required:

1. the rent;
2. a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
3. a holding deposit of no more than one weeks’ rent;
4. default fee for late payment of rent (after 14 days);
5. reasonable charges for lost keys or security fobs;
6. payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
7. payments associated with early termination of the tenancy, when requested by the tenant; and
8. payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

Fees applying to all pre-existing tenancies entered before 1st June 2019

We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.

Additional Tenant - £60.00 inclusive of VAT

Processing the application and referencing including;

• Identity

• Previous landlord check (where applicable)

Guarantor Fee - £50.00 inclusive of VAT

Includes;

• Credit referencing of the guarantor
• Preparation of the Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee – £60.00 inclusive of VAT

Includes;

• Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord
• Provision of documentary guidance and assistance during the tenancy

Inventory and Check-In Fee (tenant share) - £60.00 inclusive of VAT (1 / 2 bedroom) £90.00 inclusive of VAT (3 bedrooms +)

Includes;

• Full photographic record and documentation of all inventory
• Full photographic condition survey off each room
• Explaining how appliances function
• Taking meter readings for utilities and services

Pet Deposit – £100.00 inclusive of VAT

Includes;

• Deposit sum added to the security deposit in a Government authorised scheme
• Deposit taken due to the added risk of damage to the property and may be refundable at the end of the tenancy 

During your tenancy;

Amendment Fee – £100.00 inclusive of VAT

Includes;

• Contract negotiation
• Amending terms and updating your tenancy agreement

Renewal Fee (tenant share) - £100.00 inclusive of VAT

Check Out Fee (tenant share) - £50.00 inclusive of VAT

Unpaid Rent / Returned Payments – interest at 8% above Bank of England Base Rate from due date

Locked Out (Monday to Friday Office Hours) - £30.00 inclusive of VAT

Attend the property during office hours to provide access to the tenant only

Replacement Key Cutting - £12.00 inclusive of VAT per key

Lost Keys and Lock Changes - £125.00 inclusive of VAT

Void Call Out - £30.00 inclusive of VAT

Out Of Hours Service - £30.00 per hour exclusive of VAT

Where actions of the tenant results in the agent (or nominated contractor) attending the property an additional cost will be levied at the prevailing rate

Professional Cleaning - £28.00 per cleaner per hour inclusive of VAT

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy, with costs deducted from the Security Deposit

Issue of Section 8 (repossession of property) - £75.00 inclusive of VAT

Court Attendance - £35.00 per hour inclusive of VAT
